How did everyone go last week in Week 1, with Why Foremen are Oblivious to Fortnightly Programmes™ from our Top 10 Issues That Lead to Projects Falling Behind ™
This week, we’ll start looking into the Lack of Accountability™ and the issues that this creates onto the rest of the project.
This seems to be one, that tends to fall below the radar in silence with no one noticing it, until its too late. Especially since, blaming others doesn’t seem to be relevant to construction or the success of projects, Right…?
Before I do answer this, let’s go through some typical scenarios first, in helping you come to our answer.
Scenario – Lets say, your on a project and you noticed several items not done to plan/spec, such as:
- ceiling heights or the location of bulkheads are not to plan and now noticed it when fitting out lighting and joinery.
- or the location of the door to the bathroom isn’t to plan and now backs into an adjoining door or joinery
- or say a “P” trap to the basin are not in their right location, with the tiles/waterproofing already completed and you only find out when the basin is being installed.
Who’s at fault?
Surely, its the subcontractors, since they were contracted to do the work, made the errors and are contractually responsible to rectifying it.
And i’m sure, you would be in your rights to do so, through such rectification works, like…
- patching up holes, repainting, changing light location and/or modifying joinery
- removal and replacement of wall lining, repainting and relocation of door and jamb to right location
- removal and replacement of wall linings, tiles, waterproofing and rectify the plumbing and wall structure/noggins, to suit
But have you thought about the losses you have just sustained due to your Lack of Accountability™ onto your project as foremen and leader, in allowing it to reach that far.
Such losses as…
- time delays to the programme and possible latent conditions
- reduced quality (patched holes, repainted, modified original design etc)
- strained client and subcontractors relationships
- damage to your reputation and;
- financial losses, just to name a few…
As you can see, we need to think carefully before pushing the responsibility of Accountability to someone else, whether its the subcontractors, supplier or labour force.
Because, once you do, you are actually giving away your ability to control the situation as a Productive Foremen, to someone else.
So next time an issue comes up and your quick to respond, stop for a moment and ask yourself:
- Are you willing to give your control and any chance of turning the situation around to someone else, preventing you becoming a Productive Foremen.
Once you have accepted your Accountability, as a Productive Foremen, you then are able to detach from your emotions which are preventing you from moving forward. This will enable you to focus on solutions and actions, in moving forward and learning to become a Productive Foremen.
That being said, the lack of education and training around becoming a Productive Foremen™ has been a HUGE ISSUE, which has rippled across the building industry, from foremen/leading hands right through to project/state managers.
Before we end, i thought i’d throw in some statistics for you to keep in mind as a Foremen and Leader…
- Around 53% of projects are at risk of becoming, FAILED PROJECTS.
- With around 62% of contractors at risk of incurring delayed-related costs on building projects.
Including just how important Accountability to the success of projects and a core ingredient to becoming a Productive Foremen.
